Rules & Regulations


DEPOSITS: The security deposit holds your reservation until the final payment is paid 60 days prior to arrival. Deposits are due upon making your reservation. If everything is left as you found it and no charges against the deposit has incurred, a deposit refund will be issued within 10 days after departure. THE SECURITY DEPOSIT IS NOT PART OF TE RENTAL FEE.

FINAL PAYMENT: The final payment consisted of the calculate rent, 12.5% Florida Sales and Bed tax, a $50 booking fee and a cleaning fee varying on the house size. Final payment is due 60 days prior to arrival.

CONFIRMATION: Upon receipt of the security deposit you will receive an email confirmation of your reservation and charges. You will also receive a welcome packet in which any necessary pages that need to be filled out and signed need to be sent to us for our files.

CANCELLATIONS: The deposit will be refunded minus a $50 cancellation fee if you cancel at least 60 days prior to your arrival. If you cancel less than 60 days prior to your scheduled arrival, there will be NO REFUND of any monies unless we are able to re-rent the property for that specific time period.

 HURRICANE EVACUATION: Tenants who are in house during an issued mandatory evacuation will receive a refund for any remaining time on your vacation. If it is not a mandatory evacuation we are not responsible for refunding any monies, we would recommend that you purchase a travel insurance through your flight or online.

CHECK-IN INSTRUCTIONS: Check-in time is at 3pm on the day of your reservation. During times of high occupancy, there is a slight chance we may need more time to get the unit ready for you and you would be notified if that was the case. Upon check-in you will arrive at the unit location and there will be a lock box containing the keys to your rental home. In case of any problems or emergencies please contact Katie at 305-879-2543. All homes are fully furnished with linens and house wares. Upon your arrival you may find that your rental home is for sale. Therefore, Rentals in Paradise has the right to show this property to perspective buyers. The tenant agrees to make the property accessible with a 24-hr notice.

CHECK-OUT INSTRUCTIONS: Check-out is at 10am on the final day of your reservation. Special arrangements MUST be made in advance if you need a later check-out time and it is possible. All furniture fixtures and personal property should be returned to its original positioning, dishes washed and put away, and the trash taken out prior to your departure or an additional charge will be assessed. Please secure the property and return keys to the lock box.

KEYS: The keys will be located in a lock box on property. More than likely right on the front door and if in another location it will be provided. The lock box code will be provided closer towards your stay. There will be a $25 charge per key that is not returned to the lock box upon check-out.

UTILITIES: Utilities are furnished with each rental unit. Any excessive use will be taken from your security deposit. Violations of any local water restrictions/ordinance will also be taken from your security deposit. Be sure all faucets and TV’s are turned off at the time of your departure. Please leave refrigerator on. Please leave A/C on 80 degrees.
CLEANING: You will be charged a cleaning fee upon booking your unit. Cleaners DO NOT wash dishes or pick-up trash around the house. Please leave the house in a neat and orderly condition. There will be a charge of $15 an hour for any excessive laundry or cleaning. Please do laundry between your stay so you do not face any charges to your security deposit. If you arrive and the housekeepers are still cleaning the unit, you are not to enter the premises or place any personal belongings inside the unit until it is cleaned unless you were given permission.

NOISE: It is unlawful for any person to make or continue, or cause to be made, any excessive, disturbing, unnecessary or unusually loud noises. Any noises that annoy, disturb, injure or endanger the comfort, health, peace and safety of other persons within the city is also prohibited.

OCCUPANCY: Each house has its own limit of tenants allowed. One person permitted per 200 sq. feet including infants. EXCEEDING YOUR LIMIT WILL CAUSE IMMEDIATE EVICTION FROM THE PREMISSES AND FORFEITURE OF ALL FUNDS. We will be happy to accommodate you within 2 houses in order to fit your party’s needs.

PETS: absolutely NO PETS allowed in any rental unit unless otherwise stated! If you are given permission to have pets on property there may be a limited number. There will also be a non-refundable pet deposit depending on size that will pay for the extra cleaning. Bringing pets to a non-allowed rental unit will cause immediate eviction from the premises with forfeiture of ALL funds unless previously agreed upon with Management Company.

SMOKING: We do not allow smoking in any of our Vacation Rental Homes and if there is evidence of you smoking inside the unit, this will cause immediate eviction from the premises and forfeiture of ALL funds.

IMPORTANT NOTICES: Rentals in Paradise reserves the right to substitute comparable accommodations should confirmed unit become unavailable due to unforeseen circumstances. However, Rentals in Paradise cannot guarantee the rental rate. The tenant reserves the right to accept or refuse the substitute accommodations and rental rate.
